Los Angeles Real Estate: Comparing the numbers

To get a sense of the real estate market, it’s best to narrow it down to smaller areas within Los Angeles. Let’s take a look at some of the cities located south of Ventura Blvd in the valley, for example, Tarzana, Encino, Sherman Oaks and Studio City. By living in those cities, you can actually make it to the Westside within 20 minutes.

If we observe the real estate market in those four cities within certain criteria, such as houses between two to five bedrooms and two to four bathrooms, and only mapping houses located south of Ventura Boulevard, we currently have 187 homes active and 236 homes sold in the last 3 months or currently in Escrow. Wow! That’s huge. The median price for those homes is around $910,000 with an average of 2,635 square feet which brings us to about $365 per square foot.

Now, if we look at the closest four cities on the Westside such as: The Pacific Palisades, Brentwood, Bel-Air and Beverly Hills with similar criteria, we have 221 homes currently active on the market and 216 homes sold in the last 3 months or currently in escrow. The median price is $1,475,000 with an average home size similar to the Valley of 2,561 square feet. The overall average price per square foot in those four cities is around $670.

So basically, for half the price, you can get the same-sized home with similar lot size; but, that is if you are prepared to drive an extra 20 minutes to get to the Westside from the Valley.

Pacific Palisades: Real Estate Market Update

If we look at the single family homes in the Palisades. We notice that there is currently 138 homes active, 34 are in escrow and 87 sold in the last 3 months. The median price is $2,495,000 with an average of 132 days on the market.  The average price per square foot is in the $880 range depending on the exact location of the property in the Palisades.

How’s the Real Estate Market of the Riviera in the Pacific Palisades

I was driving around on caravan today (Open Houses for Brokers) and looking at specific homes for my clients in my favorite neighborhood of the Pacific Palisades: the Riviera. 

Guest how many listings are currently active on the market? If we look at the Market Analysis report from the MLS (Multiple Listing Service), there are currently 22 homes actively for sale on the market, one in escrow and 8 homes that have been sold in the last 3 months. 

From those 8 homes sold, the average days on the market are 116 and the median price is $3,375,000.  The average price in the Riviera is currently $4,504,000 with an average price per square foot of $935. If we comparing those numbers to 3 years ago, there is a decline of 20%. That was in 2007, at the peak of the market. The average homes used to go for $1,159 per square foot.

Bikram Yoga Provides Toughest Workout Ever

Looking for a great workout? I strongly recommend a Bikram yoga class. It is easily one of the hardest workouts I have ever done.

After finishing the class, I was actually so tired I barely made it home. The hour-and-a-half classes take place in a swelteringly hot room (around 100 degrees) and consist of twenty-six different challenging postures. Bring a tall bottle of water to class with you — you’ll need it.

The specific series of postures are designed to warm and stretch muscles, ligaments and tendons, in the order in which they should be stretched.

The founder of the worldwide Yoga College of India was Yogiraj Bikram Choudhury, born in Calcutta in 1946.

Did you know that Mr. Bikram practiced Yoga at least four to six hours every day at Ghosh’s College of Physical Education in Calcutta? Six hours a day! The hard work paid off since, at the age of thirteen, he won the National India Yoga Championship. Pretty impressive.
