Mar Vista Real Estate Update: Open House Roundup June 7, 2012

Well friends, last week had very few properties offered up to see on the Broker’s Caravan in Mar Vista. However, this week things have picked up quite a bit. Hopefully this is a trend that will continue into summer to see greater inventory on the market.

Located at 3645 Greenwood Avenue is a 3 bedroom, 1 ½ bath cottage that has a nicely updated kitchen and bath in just over 1100 square feet. It’s a good little starter home in a wonderful pocket. The greatest downside to this property is that it is in close proximity of the Beethoven School playground and I feel would be better priced at $699,000 rather than its’ $739,000 asking.

The bargain of the day may be the 4 bedroom, 2 ½ bath 2-story at 12548 Matteson Avenue. The corner lot home offers some great upgrades, has been well cared for and is a roomy 2167 square feet. I think this house has a strong chance to go for more than the asking of $799,000. We shall see in a short amount of time I believe.

At 3534 Mountain View we find a 3BR, 2 BA Traditional. This home is in near original state and really could use quite an extensive remodel for its 1600 sqaure feet. Although located on a very desirable street and offering a generous 9600 square foot lot, the asking price of $989,000 seems a bit on the high side. It appears they may be looking for a developer to raze this one and build a grand 2-story with an effort to gain some views to the east.

Speaking of views, 3400 Inglewood Avenue presents one of the best views that Mar Vista Hill offers. From Getty Center to the north, round to Century City, and out past Downtown with mountain ranges in the background, it’s a visual delight for those that love the landscape of Los Angeles. The home includes 3 Bedrooms and 2 Baths with 1672 square feet. The house is listed at $1,199,000, but the view is nearly priceless.

Over on Navy Street at 12041 is a beautiful 2-story 5 BR, 4 BA Traditional. Built in 2000, the home offers many of today’s desired amenities. This is a teriffic home for a large family with older kids, as it offers only a modest backyard on the 5500 square foot lot, but has 3769 square feet indoors to roam around in or find a little privacy. The asking price is $1,639,000 which puts this one at what I believe is a very fair $435 per square foot.
